TrioEvict is your all-in-one eviction solution, designed to take the stress and guesswork out of the legal process. We manage every step from initial filing to final possession with precision and speed. Our service includes:
Case Intake & Compliance Review – We verify that your case meets filing requirements and collect all necessary documents.
Filing of Dispossessory Action – We prepare and file the eviction case with the appropriate court, ensuring accuracy and jurisdictional compliance.
Professional Process Serving – A certified process server delivers notice to the tenant in accordance with Georgia law, with proof of service documented and filed.
Notice Management – Includes issuing default notices, non-payment warnings, or demand letters if applicable prior to filing.
Court Monitoring & Status Updates – We track court deadlines, update you in real time, and handle any necessary filings or follow-ups.
Writ of Possession Request – Upon a favorable judgment or default, we immediately request the writ from the court.
Sheriff Coordination & Scheduling – We coordinate directly with the Sheriff’s department to schedule the physical set-out and provide logistical support for possession.
Case Management & Documentation – From start to finish, we maintain a complete file with status notes, court records, proof of service, and writ scheduling confirmations.

Set-Out Coordination Services
Our Set-Out Coordination service handles everything needed to lawfully and efficiently regain possession of your property. We manage the logistics, communicate with law enforcement, and ensure compliance every step of the way.
Included at No Additional Cost:
Posting of required notices prior to the set-out
Scheduling the set-out with court and law enforcement
Direct coordination with the Marshal’s office or Sheriff’s department
On-site supervision to maintain order, document activity, and support access
Optional Add-Ons (Available at an Additional Fee):
Locksmith Services – We can provide licensed locksmiths to change locks on-site
Lock Installation – New locks may be supplied and installed at the time of the set-out
Off-Duty Marshal Set-Out (Dekalb & Fulton Only)
When speed matters, we offer off-duty marshal coordination for accelerated set-out execution. This service can reduce your typical turnaround time from 14–30 days down to just 7–10 days, depending on availability.
Pricing for Off-Duty Marshal Service:
$800 – For in-house case management clients
$1200 – For standalone set-out coordination customers
$1500 – For marshal-only service (no labor included)

We remove all abandoned personal items, bag and haul away trash, and clear debris from the interior, exterior, garage, and curb.Cleaning Services
Thorough deep cleaning of kitchens, bathrooms, floors, and appliances. We also handle odor removal and offer portable carpet shampooing to restore livability.Lock & Access Control
We replace standard doorknobs and deadbolts, and install padlocks, digital locks, or lockboxes as needed—ensuring the unit is secure and accessible.Minor Repairs (Cosmetic Only)
Includes patching drywall holes, light touch-up painting, replacing switch/outlet covers, tightening hardware, and other small fixes to restore appearance.Lawn Care & Exterior Cleanup
